Fall Maintenance for Homesellers - Cressy & Everett Real Estate

Fall is a time for change and selling your home is one of the biggest changes you can make. If you're eyeing an upcoming date to list your home, you want to make sure the entire property is ready for prospective buyers to view. Hopefully, you've been diligent with your seasonal maintenance tasks. As one of the most important responsibilities that come with homeownership, neglecting the many interior, exterior, and landscaping tasks around your property can lead to inconvenient and expensive problems down the road.

However, even if you have remained on-schedule with your monthly maintenance responsibilities, there are a few others you may want to focus on if you're hoping to list your home for sale in autumn. Our real estate agents share tips to help get your home ready.

Fall Maintenance Musts for Sellers

As summer comes to a close, the fall season is the perfect time to take care of the interior, exterior, and landscaping maintenance on South Bend homes for sale before winter sets in. Use this handy maintenance list to make sure your home is ready to list this fall:

  • Inspect Your Roof
When's the last time you had your roof inspected? We recommend that every homeowner has their roof professionally inspected at least once a year. You can get a good idea of the roof's condition by conducting a visual check yourself. Safely climb up and look for any missing shingles, pools of water, traces of wildlife, or environmental damage. While you're up there, it's a good idea to also clean out your gutters.

  • Get Your HVAC Systems Serviced
Similar to your roof inspection, we recommend that all homeowners have their heating and cooling systems serviced once a year. Try to remember if your home has been uncommonly chillier or warmer over the year. You may want to take this opportunity to have your vents cleaned as well.

  • Inspect Your Chimney
Your home's fireplace can be a major incentive to buyers if it's in good condition. First, check to make sure the dampers in the flue open and close without issue. Shine a flashlight up there to see if any debris is blocking the opening. Next, check the firebox itself for damages. Finally, we recommend getting it professionally inspected and cleaned once every two years.

  • Spruce Up Your Landscape
Colder temperatures will soon arrive, which is why it's great to take care of your landscaping now. Trim tree branches that look unhealthy or unstable. Prune your plants and drain your sprinkler system. You can also clean and stow your mower and garden hose if you won't be using it throughout the duration of the season.

  • Air Seal Your Home
Little details can make a significant difference, especially when it comes to indoor comfort. Grab caulking and seal air leaks around the exterior. Inspect the windows, doors, siding, and areas where piping or wires enter your home.

  • Give The Exterior A Facelift
Along with the landscape, there are other things you can do to your exterior that enhances curb appeal. Consider replacing old windows or doors. You can give the home a fresh coat of paint, replace your garage door, repair your fence, or add attractive décor.

  • Deep Clean The Interior
Before you list, you should deep clean every room of your home. Have all flooring professionally cleaned. Declutter storage spaces and clean all cabinets, corners, counters, and other areas where dust collects. Remember, you want buyers to see your house and believe that they can make it their home.

Keeping up with your home maintenance responsibilities can dramatically improve the appearance, safety, and functionality of your house. Take care of these maintenance tasks prior to listing your home in the fall and give prospective buyers the clean, safe, and updated space they desire.
