7 Steps for Finding the Right Agent to Sell Your House

  1. Get Referrals, But Take Them with a Grain of Salt
    Chances are you have friends, family members, co-workers and acquaintances who have sold a house recently. Ask around and find out who their agent was. Ask how satisfied they were, how well the agent communicated and how much they were able to get for their house. Word of mouth can be an excellent starting point, but there's a lot more to finding a great agent. 

  2. Find Out How Well They Communicate
    Once you have a few potential agents in mind, email them or call their office, and then wait and see how long it takes them to get back to you. Their initial responsiveness is a good measure of their communication skills. After all, you don't want to find yourself tied to an agent who doesn't get back to you for days or weeks at a time. 

  3. Look Beyond the Price Point
    Many home sellers choose an agent based on just two factors – the highest price for their home, and the lowest commission. But it would be a mistake to rely too heavily on these factors. A low commission is seldom the mark of a skilled real estate agent, and empty promises to get more for your house do nothing to make it sell. Look for an agent who charges a fair commission, and who will present you with market information to help you make your own informed decision regarding the listing price. 

  4. Find Out About License and Disciplinary Actions
    Real estate agents are licensed and disciplined by the state. To find out if your agent is licensed, check with the regulatory body in your home state. They should also have information on any disciplinary actions or complaints filed against that particular agent.

  5. Inquire About Their Experience
    The best way to find out if an agent is right for you is to ask questions. Start by finding out about their experience. Sit down in person with each potential agent, and fire away. How long have they been in business? How many houses did they sell last year? What percentage of their listings did they sell? What is the average list-price-to-sell-price ratio for their listings?

  6. Trust Your Gut
    Trustworthiness is a funny thing. Sometimes, we get a feeling about a person, and no matter what they say or do, you can't shake your gut instinct. That's okay, and it's usually a good idea to go with your first instinct.

  7. Learn About Their Marketing Skills
    Marketing is crucial if you want your house to sell quickly and at the right price. So ask your agent what their marketing plan would be to sell your home. How much do they spend on advertising? How do they utilize social media? What online and offline materials do they use?
